Graham Warehouse Coolers

Graham Warehouse reached out to Baker Group to build a new 450,000 sq. ft. warehouse space to lease out to distribution tenants. Overall, the goal was to finish the project on time and a time efficient manner, all while staying true to budget. The warehouse is split into (4) 75,000 sq. ft. bays with a centrally located 3,000 sq .ft. office space, with restrooms and break room for the employees and drivers to use. Because of the client’s needs, half of the building is heated and ventilated with (4) 40,000 cfm Make Up Air units and the other half is conditioned with (8) 20 ton packaged Roof Top Units. There are sanitary, domestic water, and natural gas mains that run the length of the building allowing easy modification for future tenants or warehouse modifications.

One tenant that took up half of the warehouse required an H4 health hazard rating due to the products they were storing. The other tenant that took up the other half of the building needed the space kept at 70 degrees. This meant that the Baker Group team needed to design two different HVAC systems for each half of the building. The Automation team did a great job creating an interface where the owners could monitor both sides of the building without any issues.

Utilizing Baker Group’s Advanced Manufacturing facility, over 60% of the gas piping needed was prefabricated and installed in the field. Longer spools were created and delivered to site, which allowed the field team to be more efficient and saved time and money for Graham Warehouse.

Baker Group noticed a window at the beginning of the project where the sanitary sewer could be installed. Using BIM and Trimble, we were able to install the sanitary sewer main before the building pad was to grade. This allowed for other trades to do their work more efficiently.

The tight timeline for delivery of major equipment caused us to shift priorities on the fly in the field. Clear communication and coordination between the entire construction team allowed for the structural steel supports and roof curbs to be modified just in time for the units to be picked off the truck and directly to the roof.
