Wellmark BMS Modernization

Wellmark’s 603,000 square foot corporate headquarters in Des Moines was completed in 2009 with Baker Group as the design-build partner. Since then, Baker Group has provided preventive maintenance, working closely with facility staff to plan and budget upgrades. By 2023, the original controllers were nearing end-of-life, prompting a proactive modernization of the Building Management System (BMS). 

The project aimed to: 

  • Replace aging controllers before parts become unavailable, reducing operational risk. 

  • Implement IP-based controllers for faster communication and advanced functionality 

  • Modernize the BMS user interface to improve usability and efficiency 

  • Create a strong foundation for future technological enhancements 

Innovative Problem Solving

During the project, Baker Group’s team demonstrated their creativity in tackling some complex challenges. When wiring accessibility beneath the raised data floors posed significant labor and cost concerns, the team designed a custom RC car solution to pull wire through tight spaces. This innovative approach saved thousands of labor hours, reduced material waste, and kept the project ahead of schedule. 

Baker Group proposed replacing over 500 MSTP devices with Schneider Electric SpaceLogic IP-based controllers. While initially planned for over 5-10 years, Wellmark chose to accelerate the effort. Baker Group developed a 12–13-month plan to complete the full system upgrade in the summer of 2025, balancing speed with minimal disruption. 

The modernization provides faster response times, enhanced control features, and a refreshed user interface that streamlines facility management. By accelerating the upgrade, Wellmark ensures its headquarters remain efficient, secure and prepared for the future.
