Today there is a residential renaissance of people who are moving back to the city or Located in the core of downtown Des Moines, The Fleming Building is an 11-story historic property that was designed and built in 1909 by the world-renowned architect Daniel Burnham as an example of the technical innovations in tall building construction during the early 1900’s.  

In 2013 The Fleming Building was transformed into 96 apartments and two levels of commercial, retail, and restaurant spaces. Apartment rentals range from studio units to spacious two bedroom units. Other tenant spaces include a theatre room and large multi-use space. 

Baker Group designed and installed the HVAC, plumbing, temperature controls, and security systems for this renovation. The HVAC system involved a central chilled water plant with stacked vertical fan coil units, with electric heat, in each apartment. Ventilation air was ducted to the central corridor of each floor, with doors being undercut for air transfer to the apartments. Exhaust air was ducted back to centralized shafts where it was ducted back to the energy recovery unit. Additional life safety systems included stair pressurization and elevator shaft pressurization. A centralized domestic heating plant was located in the basement to provide hot water to all apartments.
