Principal Financial Group – Corporate 4 Renovation

As a global investment management leader, and a member of the Fortune 500, the Principal has over 14,800 employees worldwide, with thousands of staff working in the downtown Des Moines, Iowa campus. To help modernize several of their facilities, and create a corporate “front door” for the company, Principal chose to modernize and renovate over 1.2 million square feet of office space in three separate buildings.

The Corporate 4 building renovation project encompasses an improvement in way-finding through the campus and better utilization of existing space. A new private skywalk across Eighth Street connects Principal buildings Corporate 2 and Corporate 4. Working as the direct prime contractor to the Principal, for HVAC/Mechanical-Plumbing services, Baker Group also carried the Sprinkler and Insulator contracts for this project.

Baker Group’s project team worked closely with the Owner to provide a comprehensive design that focused on their needs, and worked closely with all trades to schedule construction so as not to interfere with Principal employees working conditions during renovation.

The Baker Group team safely removed existing life safety floor-to-floor pressurization systems, and replaced it with hoist way pressurization systems. Using state-of-the art BIM and Advanced Manufacturing practices, Baker Group designed, coordinated and performed all prefabrication work for the HVAC, Plumbing, and Piping systems.

The team also designed and installed:

  • New Modulating AHU for (new) Skywalk to include heating, chilled water and distribution duct.
  • New AHU’s for Cafeteria (1), West (2), East (2) and 1st floor East (1) to include heating, chilled water and distribution duct.
  • New Fan Powered VAV Boxes with Electric Reheat.
  • Complete Restroom Renovations to include plumbing and fixtures.
  • Cafeteria to include grease duct exhaust systems, grease interceptors, plumbing/piping, and dishwasher exhaust system.
  • In-Row Cooling Units with Chilled water and Hot Aisle Containment Curtains for new Communications Room.
